Our team works to provide reasonably priced service with high-quality finishes; your vision, our expertise.
Depending on the project, we may recommend that you select your own materials (e.g., flooring, fixtures, etc.) as style preferences vary and we want to be respectful of your budget. Each project is unique, but our team is flexible to accommodate reasonable requests and we do our best to work within your budget.

That depends on you! Do you already have materials (like flooring) that you want installed, or would you like our team to supply them? For the most part, our team does not upcharge on any materials purchased; you pay what we pay. We are flexible in accommodating reasonable requests and will do our best to help bring your vision to life.
With this in mind, our team works to set up a plan that best suits your project and budget needs.

Our team recommends and refers Red Seal trades to complete all compulsory work for your project, such as plumbing, electrical, and HVAC. You may, however, bring in your own Red Seal trades if you prefer, provided our team can coordinate with them to meet the project's timeline and needs.
So how does this work? Once hired, our team provides referrals to our long-term, locally trusted trade contacts who then provide a separate quote under their own company. You then decide whether to hire them or bring in your own trades; once the work is complete, you coordinate payment with that trade directly.
While Houlden Homes may assist with project coordination as a gesture of goodwill, each referred trade is solely liable for the specific work they are hired to complete. Furthermore, our team does not charge or profit from these referrals; our goal is to keep your project affordable by allowing each homeowner to bring in the best people for the job at their direct rates.

Yes. At Houlden Homes, we believe every project deserves the same level of professionalism and protection, regardless of size. In fact, Ontario law requires any home renovation or repair over $50 to be in writing.
Our team provides the same legal contract regardless of the project size to ensure that the scope of work, price, and timeline are clearly defined so there are no misunderstandings. It also confirms that our team is fully insured and WSIB-compliant while working on your property, with the goal of giving you peace of mind from start to finish.

Proper preparation helps our team hit the ground running! To ensure your project stays on schedule, we ask that you:
Clear the Work Zone: Remove all furniture, rugs, and wall hangings from the rooms we are renovating
Protect Your Valuables: Construction can cause vibrations through walls; please remove fragile items or pictures from the opposite side of the walls our team is working on
Clear a Path: Ensure there is a wide, unobstructed path from the entrance to the work area for our tools and materials
Empty Cabinets: If we are working in a kitchen, bathroom, or closet, please ensure all shelving and cupboards are completely emptied
Plan for Pets & Kids: For everyone’s safety, please keep children and pets away from the active work zone and the primary path of travel while our team is on-site
Our team works to keep dust and disruption at a minimum; however, we recommend covering nearby furniture in non-work areas with sheets or plastic for extra peace of mind. We appreciate your help in making your home a safe and efficient workspace for our team. We look forward to working with you!
